  • Compensated by transaction sponsors at closing — never by capital partners or landowners

We are not

  • A licensed real estate broker or salesperson
  • A securities broker-dealer or registered investment adviser
  • A mortgage broker, lender, or credit provider
  • A fund manager or custodian of any capital
  • Affiliated with or acting as agent for Fannie Mae, Freddie Mac, or any government body

How we get paid.

Who pays us

The transaction sponsor or developer. Capital partners and landowners are never charged fees of any kind.

When we earn

At closing — upon successful completion of a transaction. No upfront fees. No retainers. No hourly billing.

What triggers a fee

A completed, closed transaction. If a deal does not close, we do not earn a consulting fee.
